Four candidatesInterview different agents before hiring the real estate professional who will act as your representative in the purchase or sale of your property. Find an agent who will work for you. Don't be afraid to interview different prospects. The person you hire will be the individual you are relying on to uphold your desires, preferences, and best interests in all real estate matters. Find out whether the real estate agent works full time or part time and how available to you the agent will make him or herself. If you are a first time home buyer make sure your agent is knowledgeable and experienced, as you may not want your representative to be going through the same learning process that you are. If you are selling, or if you're looking to buy in a certain town, find an agent who does a lot of business in the area and may have an office nearby. Find an agent who will work with you.  Real estate transactions are relatively detailed and sometimes can become lengthy processes. You want to hire someone you feel comfortable with and someone you will get along well with on a professional level. Make sure the real estate agent you hire is someone you aren't afraid to express your opinions to. You don't want to be afraid to ask questions of your agent because whether you're a seasoned real estate veteran or a first time buyer, questions may arise. Interviewing different agents to suit your needs is necessary. Certain agents may feel more comfortable with certain clients. Some agents may love working with first time buyers, are familiar with the first time buying experience, and have the ability to point these clients in the right directs, while some agents may prefer to deal strictly with sellers. Whether you are a buyer or a seller it is time to get off the fence. Despite years of bad news surrounding the real estate market, the time has come when it is both a good time to be a buyer and a seller. Why Buy? Here are just a few reasons why you should get off the fence and buy: 1. When investors start gobbling up real estate you know it's a good deal. In 2011, investors upped their buying by 64%.  While it is still not time to start flipping for a profit the clock is ticking down to an uptick in prices. 2. Interest rates are historically low. You have been hearing this for a while but they are hovering right around 4%. 3. First-time buyers are in a unique position. They didn't lose money in the housing market. 4. It's a great deal! Prices are at all-time lows. So you may be saving as much as 40% off a home if you buy now. Why Sell? Here are just a few reasons why you should get off the fence and sell: 1. Inventory is shrinking. Demand is up and in certain areas and price ranges there is limited inventory so putting your home on the market now will most likely result in a sale. 2. Mortgage availability has stabilized. Mortgage restrictions are loosening and especially first-time buyers are able to get mortgages as they were not affected as much by the financial crisis. 3. Unemployment is not as bad as you think. One is 30 Americans is unemployed as a result of the recent financial crisis. There are lots of able buyers out there. 4. Houses are selling and some are even going to bidding wars. Homes that are priced according to the market are selling and selling quickly. 5. Don't wait for prices to increase. This could be a long wait.

Making sure you end up with the right home involves figuring out exactly what features you need, want and don't want in a home. Before starting your search, you should make a "wish list" to decide which features are absolutely essential, which nice “extras” are if you happen to find them, and which are completely undesirable. The more specific you can be about what you're looking for from the outset, the more effective your home search will be. Also keep in mind, that in the end, every home purchase is a compromise. Create your own personalized "wish list" and when you're finished filling it out; share it with your real estate agent. Become an educated buyer •The web is one of the best ways to search for homes today. With this website, you can receive daily emails with new and updated listings from the towns and price range of your choice. •Search the entire MLS for all homes, condos, land, multi family, commercial properties, and past sold properties at your convenience. •View full listing sheets showing amenities, taxes, lot sizes, beds, baths, rooms, siding, fireplaces, garages, room sizes and much more. •Get property addresses and see where the properties are located on MapQuest. •Check schools and community profiles of your preferred towns. •Save preferred listings in your own file to view anytime. •Calculate approximate mortgage payments for specific properties. Home Inspection Once you have made an offer on a home, you will need to schedule a home inspection, conducted by an independent authorized inspector. It is extremely important to hire a reputable inspector so that you know exactly what you are buying. Do not hesitate to ask friends, family, and co-workers for advice. If you are satisfied with the results of the inspection, then you can proceed with the sale. If the inspector finds problems with the property, you may want to negotiate with the seller to lower the price, or to pay for certain repairs.
