The Team of Michelle & Sandi went above and beyond when it comes to both selling and buying a house. They were able to sell a house of ours that had been on the market for over a year with another agent. At the time I was an "out of town" owner and they went beyond the call of duty to work with  potential buyers and get the house sold. When it came to buying, again, they went the extra mile and helped us buy a house that wasn't even on the market by cold calling the current owner.

Sandi was extremely knowledgable on the market and property. Where she really shined was all of the follow up that was required once the p and s was accepted. She had the contacts for electrical, home inspection, handy men and whatever else was required. It was interesting that we ended up  accepting an offer in the same range as she recommended. I would not hesitate to use her again.

Michelle helped us purchase a house in and sell the same house this past month. In both cases, Michelle was extremely helpful. The first purchase was our first home, and Michelle was very knowledgeable about home features, building condition, mechanical equipment, repairs, and the property  location. She went over the purchase process with us beforehand, helped us through the process, and gave us several options for financing and lawyers when needed. We were extremely happy with her negotiating skills and the purchase price that we were able to get at the end.

Naturally, we immediately called Michelle when we decided to sell our house. She helped us decide whether to make a few final updates to the house prior to selling, and the MLS property listing deion and pictures showed our house perfectly. The selling process was even easier than when we initially bought the house, and we were able to quickly sell our house within our desired price range. Michelle is easily reached by phone or email, and all papers are electronically signed using Dot Loop so we didn't have to worry about scanning, signing, and faxing every piece of paper. 

In short, Sandi did an amazing job selling our small ranch home in Shrewsbury (on market for 2 weeks!) for a very reasonable price and market appropriate from what we could tell. Additionally, she went above our expectations, as she met with multiple contractors for work we needed done (we had  already moved away) to the house prior to closing. She knew the area, and who could do the work at a reasonable price. The work was completed promptly and to everyone's satisfaction. I'm not sure when she sleeps, but she was always quick to return emails/texts. If we move back to the area, I already know who we'll go to for our real estate agent, and would highly recommend her services for getting a home on the market, looking great, and sold for a great price.

Michelle was great to work with and made selling our house as seamless as possible. She was extremely responsive to our text and emails and walked us through each step along the way. Her analysis of the local market as well as the strategy she presented to us was well prepared and resulted in us selling our house quickly and above asking. I would absolutely, positively recommend Michelle Granger for your realtor needs. We had been looking to upgrade from our small 3 bedroom cape in Grafton for over two years. Michelle was patient with us as we looked at lots and lots of homes until we found what we were looking for. She also  listed our home for sale and when we were unable to find a buyer she assisted us in finding an excellent renter for a long term lease. One of the most impressive things that Michelle did professionally is to prepare relevant and timely comps for the houses we were looking at and our house that we were selling. It was reassuring to know that she was going to assist us in buying and selling at a fair price. On a personal level, Michelle is understanding, easy to talk to and genuinely wants to help her clients meet their real estate goals.

In contrast, we are currently purchasing a house in a different location and we had to use a different buyer agent local to the new area. After going through this process, my wife and I were able to see just how lucky we were to have Michelle with us in our first two transactions. The agent we used for this new purchase never described the purchase process, and all she really ever asked at every house we visited was "how old is the roof?" The negotiating process was miserable, and she even did some sketchy stuff that almost made the deal fall apart. All documents were sent to us in the form of a scanned JPEG picture image, so printing and signing was difficult. Phone contact was even more painful and we were lucky if we got a return call the next day. The only reason we continued to use her was that we knew enough about the process after working with Michelle that we could pretty much get by without her at that point.

I am thoroughly impressed with Sandi's expertise and experience. My house sold in 3 days! I appreciated her straight forward approach and guidance. I especially liked how much she valued my time with her efficiency and overall process for selling, pitching, and marketing my property. It was a breeze - I enjoyed every minute - an added bonus!
